CPF housing grants help you lower the amount you need to pay for your HDB flats, by reducing the flat’s purchase price and/ or the housing loan required.
The main grants available are the Enhanced CPF Housing Grant, the CPF Housing Grant for Resale Flats, and the Proximity Housing Grant.
This guide breaks down all you need to know about CPF housing grants for HDB flat buyers.
How much CPF housing grants can I receive?
If you’re purchasing a new flat from HDB (i.e. under the Build-to-Order (BTO) or Sale of Balance Flats (SBF) exercises), eligible first-timer families can receive up to $120,000 in grants, while singles can receive up to $60,000. If you’re purchasing a resale flat, eligible first-timer families can receive up to $230,000 in grants, while singles can receive up to $115,000.
The amount you can receive depends on factors like household income, flat type, and proximity to family. Grants are tiered based on household income, with lower-income households receiving larger amounts.
To determine your specific grant eligibility and grant amount, you must first apply for an HDB Flat Eligibility (HFE) letter.
Enhanced CPF Housing Grant (EHG)
The Enhanced CPF Housing Grant (EHG) helps first-timer flat buyers who are buying a new flat from HDB or resale flat on the open market.
Am I eligible for EHG?
First-timer couples and families
To be eligible for the EHG, you must meet the following conditions:
Citizenship: Singapore Citizen, and include at least 1 other Singapore Citizen or Singapore Permanent Resident in the HFE letter application
Age: At least 21 years old
Monthly household income ceiling: $9,000
Employment: Have worked continuously for at least 12 months and are working at the time of the HFE letter application. When assessing your eligibility, HDB looks at your employment over a 12-month assessment period. This 12-month period is computed as at 2 months before the month you submit your HFE letter application. For example, if you submitted your HFE letter application in May 2025, the assessment period will be from April 2024 to March 2025.
Property ownership: Must not own or have an interest in any private residential property (local or overseas) and must not have disposed of one in the last 30 months before your HFE application.

Note: If you’re a couple comprising a first timer and a second timer, you may qualify for an EHG (Singles) grant of up to $60,000. Half of your household’s average gross monthly income must not exceed $4,500.
First-timer singles
To be eligible for the EHG, you must meet the following conditions:
Citizenship: Singapore Citizen
Age: Be at least 35 years old
Monthly household income ceiling: $4,500
Employment: Have worked continuously for at least 12 months, as at 2 months before the HFE letter application; and is working at the time of the HFE letter application
Property ownership: Must not own or have an interest in any private residential property (local or overseas) and must not have disposed of one in the last 30 months before your HFE application.

What other grants am I eligible for besides the EHG?
If you’re buying a new flat from HDB, the only housing grant you may be eligible for is the EHG.
If you’re buying a resale flat from the open market, you may also be eligible for the CPF Housing Grant for Resale Flat as well as the Proximity Housing Grant. You must first qualify for the CPF Housing Grants for Resale Flats, before you may be eligible for the EHG. Eligible first-timer families can receive up to $230,000 in total grants, while singles can receive up to $115,000.

The CPF Housing Grant for Resale Flats helps first-timer flat buyers who are buying a resale flat on the open market.
Am I eligible for the CPF Housing Grant for Resale Flats?
First-timer couples and families
To be eligible for the CPF Housing Grant for Resale Flats, you must meet the following conditions:
Citizenship: Singapore Citizen, and include at least 1 other Singapore Citizen or Singapore Permanent Resident in the HFE letter application
Age: At least 21 years old
Monthly household income ceiling: $14,000
Property ownership: Must not own or have an interest in any private residential property (local or overseas) and must not have disposed of one in the last 30 months before your HFE application.

First-timer singles
To be eligible for the CPF Housing Grant for Resale Flats, you must meet the following conditions:
Citizenship: Singapore Citizen
Age: Be at least 35 years old
Monthly household income ceiling: $7,000
Property ownership: Must not own or have an interest in any private residential property (local or overseas) and must not have disposed of one in the last 30 months before your HFE application.

Proximity Housing Grant (PHG)
The Proximity Housing Grant (PHG) helps first-timer flat buyers who are buying a resale flat on the open market, to live with or near their parents/ child.
Am I eligible for the PHG?
To be eligible for the PHG, you must meet the following conditions:
Citizenship: Singapore Citizen, and include at least 1 other Singapore Citizen or Singapore Permanent Resident in the HFE letter application; first-timer singles must be Singapore Citizen
Age: At least 21 years old (or at least 35 years old for first-timer singles)
Proximity condition for living with your parents/ child: Your parents/ child must live with you in the resale flat you are buying. They must be included in both the HFE letter and resale flat application, and must continue to live in the flat throughout the Minimum Occupation Period (MOP) after purchase.
Proximity condition for living near your parents/ child: Your parents/ child must live in an HDB flat or private residential property that is within 4 km of the resale flat you are buying.
Other conditions for your parents/ child to help you qualify for PHG: Your parent/ child must be at least a Singapore Permanent Resident.
