Eligibility conditions, grants, and priority schemes for singles looking to buy an HDB flat on their own.

Single Singaporeans who are aged 35 and above can buy new 2-room Flexi flats from HDB and resale HDB flats from the open market, if they meet the eligibility conditions. Eligible first-timer singles can also receive up to $115,000 in housing grants.
Eligibility Conditions for Singles
To buy an HDB flat on your own as a single, you need to meet the eligibility conditions which include:
Citizenship: You must be a Singapore Citizen
Age: If you are unmarried, you must be at least 35 years old
Property ownership: You must not own or have an interest in any local or overseas private residential property
Monthly housing income ceiling: An income ceiling may apply, depending on whether you are buying a BTO flat or resale flat, as well as the flat’s classification. If you are buying a resale flat launched before the October 2024 sales exercise or a resale Standard flat, there is no income ceiling.

All buyers must have a valid HDB Flat Eligibility (HFE) letter before they can buy an HDB flat. Your HFE letter will tell you if you are eligible to buy a new and/ or a resale flat, as well as the grants you are eligible for. Learn more about applying for the HFE letter.
Buying a BTO Flat as a Single

Grants for Singles Buying BTO Flats
First-timer singles buying a BTO flat may be eligible for an Enhanced CPF Housing Grant of up to $60,000. Learn more about the Enhanced CPF Housing Grant.
Priority Schemes for Singles Buying BTO Flats
If you are applying for a new flat to live with or near your parents, you can enjoy priority access under the Family Care Scheme. Within the non-senior supply of 2-room Flexi flats, up to 30% of BTO flats are set aside for eligible singles. Learn more about the Family Care Scheme.
Buying a Resale HDB Flat as a Single
Eligible singles can buy resale HDB flats from the open market, namely:
Resale unclassified flats of any flat type (except 3Gen flats). Unclassified flats refer to HDB flats launched before the October 2024 sales exercise, but excludes Prime Location Public Housing (PLH) flats.
Resale Standard flats of any flat type (except 3Gen flats).
Resale Plus flats of any flat type (except 3Gen flats).
Resale 2-room Flexi Prime flats. Prime flats include PLH flats.

Grants for Singles Buying Resale HDB Flats
Singles buying a resale HDB flat may be eligible for grants of up to $115,000. This includes:
Enhanced CPF Housing Grant of up to $60,000
CPF Housing Grant for Resale Flats of up to $40,000
Proximity Housing Grant of up to $15,000
