November 2026 Sales Launch

In the November 2026 sales launch, HDB will offer 7,964 flats across 7 projects in 6 towns: Bedok, Geylang, Sembawang, Tengah, Toa Payoh and Yishun. Home buyers can choose from a range of flat types, from 2-room Flexi flats, to 5-room flats and Community Care Apartments (CCAs), offering options to suit different budgets, lifestyles and housing needs. All 7 projects will have a waiting time of less than 4 years.

Home buyers looking to move into their homes sooner may wish to consider Sembawang Anchor, which has a waiting time of less than 3 years. Families planning for multi-generational living can consider the 3Gen flats at Plantation Dew in Tengah, while seniors may wish to explore the CCAs offered at Toa Payoh Hillside.

Higher Income Ceilings for Eligible Home Buyers

As announced at the National Day Rally in August 2026, the monthly household income ceiling for eligible families has been increased from $14,000 to $16,000, while the income ceiling for eligible singles has been increased from $7,000 to $8,000. The revised income ceilings apply to those who submit their HDB Flat Eligibility (HFE) letter applications from 24 August 2026. This means that more eligible families and singles may now qualify for housing support when purchasing a home, including the purchase of a new subsidised HDB flat.

More Support for Seniors

With effect from the November 2026 sales launch, the age eligibility for Community Care Apartments (CCAs) will be lowered from 65 to 55 years old. Seniors who wish to right-size their homes can consider both 2-room Flexi flats on short lease and CCAs when they turn 55 years old. All CCA residents are required to subscribe to the Basic Service Package (BSP), which provides a range of care and support services. For CCAs in operation from 2026 onwards, the BSP will also be made more affordable, with the scope of services streamlined to lower costs and an MOH subsidy provided for eligible residents.

New HDB flats are classified as Standard, Plus or Prime projects, depending on their locational attributes. Flats in Standard projects come with the least restrictions, while Plus and Prime flats have additional subsidies and tighter restrictions. Read more about HDB flat classification.

Housing Support for BTO Flat Buyers

• Enhanced CPF Housing Grant: Eligible first-timer couples buying a BTO flat may receive an Enhanced CPF Housing Grant (EHG) of up to $120,000. Eligible first-timer singles buying a BTO flat can also receive an EHG of up to $60,000.

• Priority for first-timer families: A higher proportion of the flat supply is set aside for first-timer families. First-timer families also enjoy more ballot chances than second-timer families, when applying for BTO flats.

  • Married couples and parents with young children who qualify for the First-Timer (Parents & Married Couples) category can enjoy extra support to help them secure a flat more quickly.

• Priority Schemes: HDB’s priority schemes help first-timers and those with more urgent housing needs to secure a flat.

Useful Tips for Applying for a BTO Flat

• Submit your flat application via the HDB Flat Portal (opens in new tab). As all the information on the flats on offer is available on the HDB Flat Portal, you do not have to visit HDB Hub.

• You can only submit 1 application for 1 flat type and 1 location during each sales launch.

• Applicants are shortlisted via a computer ballot and applications are not processed on a first-come-first-served basis. You do not need to rush to apply within the first few hours or even the first few days of the application period – just make sure you apply before the application period ends.

• Boost your chances of success by applying for projects with lower application rates. You can check the application rates on the HDB Flat Portal, which are updated several times a day throughout the application period.
