About 3,000 balance flats located across various towns will also be made available under the Sale of Balance Flats (SBF) exercise.
New HDB flats are classified as Standard, Plus or Prime projects, depending on their locational attributes. Flats in Standard projects come with the least restrictions, while Plus and Prime flats have higher subsidies but also come with tighter restrictions. Read more about HDB flat classification.
⭐You must have a valid HDB Flat Eligibility (HFE) letter before you can apply for a flat during an HDB sales launch.
It takes about a month or more during peak periods to process an HFE letter, after HDB receives all the required documents. To participate in the February 2026 sales launch, you should have applied for your HFE letter and submitted all required documents by 15 December 2025.
Housing Support for BTO Flat Buyers
- Enhanced CPF Housing Grant: Eligible first-timer couples buying a BTO flat may receive an Enhanced CPF Housing Grant (EHG) of up to $120,000. Eligible first-timer singles buying a BTO flat can also receive an EHG of up to $60,000.
- Priority for first-timer families: A higher proportion of the flat supply is set aside for first-timer families, and first-timer families enjoy an additional ballot chance.
- Married couples and parents with young children who qualify for the First-Timer (Parents & Married Couples) category can enjoy extra support to help them to secure a flat more quickly.
- Priority Schemes: HDB’s priority schemes help first-timers and those with more urgent housing needs to secure a flat.
Useful Tips for Applying for a BTO Flat
- Submit your flat application via the HDB Flat Portal. As all the information on the flats on offer is available on the HDB Flat Portal, you do not have to visit HDB Hub.
- You can only submit 1 application for 1 flat type and 1 location during each sales launch. If a sales launch has both a BTO and an SBF exercise, you may apply for either the BTO exercise or the SBF exercise, but not both.
- Applicants are shortlisted via a computer ballot and not processed on a first-come-first-served basis. You do not need to rush to apply within the first few hours or even the first few days of the application period – just make sure you apply before the application period ends.
- Boost your chances of success by applying for projects with lower application rates. You can check the application rates on the HDB Flat Portal, which are updated several times a day throughout the application period.
