HDB launched 3,095 new Build-to-Order (BTO) flats in Sembawang and Toa Payoh this February. Here is everything you need to know about the projects that are on offer during the sales exercise – including their locations, amenities, and prices!

Grants and Priority Schemes

Buyers with a household income of up to $14,000 can buy BTO flats. Eligible first-timer families can also receive up to $80,000 of housing grants. Read more about the HDB priority schemes to better your chances of getting a flat.

Flexi Flats

Your eligibility for a 2-room Flexi flat is determined after taking into account factors such as your age, the lease tenure, and whether buyers are first-timers, second-timers, or others.

Useful Tips for Flat Buyers

Before you submit your flat application, do read up more on the flat buying process and take note of the following tips:

  • Information on the BTO flats on offer is available on HDB InfoWEB so you can check out all the details and apply online
  • Consider applying for a BTO flat in non-mature towns to enjoy a higher chance of success in securing a flat
  • You can only apply for flat type/ category in 1 town
  • Regular updates on the application numbers for the various flat types/ towns will be published on the HDB InfoWEB, so do check for updates before submitting your application

Applicants are shortlisted using a computer ballot; they are not processed on a first come first served basis. So there is no need to rush to submit your application!

If you wish to take up an HDB housing loan for your flat purchase, a valid HDB Loan Eligibility (HLE) Letter is required when you book a flat. Do check your loan eligibility and apply for an HLE letter at www.hdb.gov.sg/hleapply.

 

Sembawang: Canberra Vista

Project location: Next to Canberra MRT Station (NEL)

Flat types offered: 2-room Flexi, 3-room, 4-room, 5-room, 3Gen

Estimated number of new flats: 1,467

One of the best things about this project is its connectivity. Located right next to Canberra MRT station, it will be a breeze to get around, with a trip to town taking only 30 minutes!

Across the street, Canberra Plaza, will open its doors this year. It is one of the four new generation Neighbourhood Centres (NC) built by HDB to offer residents greater convenience by housing key amenities under one roof.

Canberra Plaza will offer diverse dining and retail options, pockets of gardens, spaces for community interaction, and even a water play park. You don’t need to travel out of the area for your daily needs! It is also connected to the train station via a sheltered overhead bridge so you can get there, rain or shine!

Another upcoming development in the vicinity is Bukit Canberra, a 12-hectare integrated sports and community hub. Once completed, there will be amenities such as a hawker centre, indoor and outdoor sports facilities, a polyclinic and senior care centre, and green spaces for community farming.

The BTO project offered is located next to Canberra MRT station.

Bukit Canberra

Toa Payoh: Toa Payoh Ridge and Kim Keat Ripples

Toa Payoh is a much-loved town that needs little introduction! It boasts good food, green spaces, and a host of amenities. The two projects on offer this round are located at each end of the town.

In view of the eldercare services available in the vicinity, the 2-room Flexi flats in these two Toa Payoh projects will only be offered to seniors (aged 55 and above) on shorter leases of between 15 and 45 years (in 5-year increments). However, younger buyers can still apply for the 3-room and 4-room flats in either project!

Location 1: Toa Payoh Ridge

Project locations: Toa Payoh Rise

Flat types offered: 2-room Flexi, 3-room, 4-room

Estimated no. new flats: 920 units

Attention foodies, the Toa Payoh West Market and Food Centre is a mere 5-minute walk away from this project. The name might ring a bell because it’s home to various well-known hawkers, like Come Daily Hokkien Mee and Deanna’s Kitchen (read: Halal Prawn Mee!) Just a little bit further down is the Toa Payoh West Community Centre where you can go for classes or meet up with neighbours.

This BTO project is also a 5-minute walk from Braddell MRT, and a stone’s throw from schools such as the newly-built Raffles Girls’ School, and CHIJ Primary Toa Payoh.

Location 2: Kim Keat Ripples

Project locations: Toa Payoh East (Kim Keat Avenue)

Flat types offered: 2-room Flexi and 4-room

Estimated no. new flats: 708 units

The other project offered is located at Kim Keat Avenue and is surrounded by amenities such as the Lorong 7 Market and Toa Payoh Polyclinic. If you want more dining, retail, and lifestyle choices, you can head to Toa Payoh Central which is just 4 bus stops away. Toa Payoh Central is also where you can find sports facilities, like the stadium, SAFRA, and the swimming complex.

This project is also close to educational institutions like the St Andrew’s Junior College and Junior School.
