Plans are underway to develop Tengah, and it’s exciting because it’s the first HDB town to be built from scratch since Punggol. So where exactly is Tengah?

Located within the West Region,Tengah isbounded by the Kranji Expessway (KJE), Pan-Island Expressway (PI), Brickland Road and Bukit Batok Road.

A closer look at the housing districts in Tengah

Envisioned as a “Forest Town”, Tengah will be green, sustainable and smart, and have Singapore’s first car-free town centre.

Five unique housing districts will be developed progressively in Tengah – they are the Plantation, Park, Garden, Brickland, and Forest Hill Districts. Each district will be designed to allow residents to enjoy the experience of living amongst nature!

Green Living at Plantation District

The Plantation district is the first to be developed and will provide 10,000 new homes when completed.

Its key features include the Plantation Farmway, a recreational corridor that features space for community gardening and farming. Key amenities such as a Community Club, Neighbourhood Centre, and a shopping street will also line the Farmway, which would be about 40m wide and 700m long.

Residents will also be able to commute around Tengah easily via the extensive network of cycling and pedestrian paths throughout the district.

Plantation Grove was the first BTO project to be launched in Tengah, in November 2018.

Ease of Connectivity

The first BTO project to be launched in Plantation District is Plantation Grove, which was up for sale in November 2018. The BTO project is situated near two upcoming Jurong Region Line (JRL) MRT stations. The 24-km long JRL will add 24 stations to the existing rail network, including three interchange stations at Boon Lay, Choa Chu Kang and Jurong East MRT stations, which will linked to the North-South Line and East-West Line.

The new line will open in three stages from 2026:

Phase 1 (2026): JRL (West) comprises 10 stations linking Choa Chu Kang to Boon Lay and Tawas;

Phase 2 (2027): JRL (East) comprises seven stations providing connection between Tengah and Pandan Reservoir; and

Phase 3 (2028): Extensions into NTU in the west and Jurong Pier in the south, completing the JRL (West) route.

Tengah will be the central interchange for JRL (West) and JRL (East). The town will also be served by bus services leading to the city and nearby towns, and is easily accessible from the PIE and KJE.

Autonomous vehicles will also be piloted at Plantation District, allowing residents to access key transport nodes and amenities with ease.

Existing and Upcoming Amenities

Existing amenities in the area which future home owners can look forward to include West Mall, Yuhua Village Market and Bukit Batok Street 11 Food Centre.

Schools and educational facilities that are located around the estate include: Princess Elizabeth Primary School, Bukit Batok Secondary School, Jurongville Secondary School, Bukit View Secondary School and Jurong Junior College.

Tengah is also near the upcoming Jurong Innovation District (JID), a 600-hectare industrial area that will bring together researchers, innovators and businesses together to develop cutting-edge products and services. It will comprise 5 precincts – Nanyang Technological University, JTC’s CleanTech Park, Bulim, Bahar and Tengah.
